- Is the home I see the one I get?
- Yes! You are booking the home you see on our website. In the event of an unforeseen circumstance (such as a maintenance issue), your booking may be moved to a property of equal or greater value. If this happens, you will be notified at the earliest date possible.

- What is needed to make a reservation?
- When you are ready to book, you can either reserve a home on-line or speak to a reservationist at 1-800-571-2410. When making your reservation, we require 50% of your rental cost which can be charged to Visa, MasterCard, American Express or Discover. This charge is fully refundable up to 30 days prior to your arrival. The remaining balance is processed 29 days prior to check-in and is non-refundable at that point.

- Do you have group rates?
- Absolutely! Because many of our homes are located side by side within the Highlands Reserve neighborhood, we are perfect for larger groups. For bookings of two or more homes, your nightly rental charges (including pool heat) are discounted 10%. For large family reunions, sporting groups, and conferences, please call a reservations agent at 1-800-571-2410.

- Are homes offered by Tangerine Suites™ licensed by the State of Florida?
- Yes, all homes are licensed by the state to be rented as short term rental properties.

- Are these homes time shares?
- No. All of our homes are owned by individual investors which we manage on their behalf. Any home managed by Tangerine Suites™ is maintained to the same high standards.

Amenities
- How many people are allowed in the homes?
- State laws require that occupancy may not exceed what is posted for each home. The maximum occupancy includes infants and children. Please note that if your party exceeds the maximum occupancy, you will not be allowed to stay in the home.
Unless otherwise posted, the following outline applies to all homes:
*3 bedroom homes sleep a maximum of 8
*4 bedroom homes sleep a maximum of 10
*5 bedroom homes sleep a maximum of 12

- Do all the homes have private pools?
- Yes! All of our homes have a private screened-in pool and backyard. Many homes also have hot tubs. Check individual homes for details on extra amenities.

- When should I select pool heat as an option?
- We suggest that pool heat be chosen between October and May. Heated pool temperatures are preset to a desired temperature and cannot be adjusted. Pool blankets are provided for all homes which should cover pools when not in use. These blankets will significantly help pools to retain their heat (especially overnight).

- Do you allow pets?
- We do not allow pets in any of our homes.

- Are the homes non-smoking?
- All of our homes are Non-smoking. Smoking is permitted outside of properties only.

- Are the homes air-conditioned and heated?
- Absolutely! All homes have central air and heat.

- All of our properties are free-standing homes with private pools, garages, and front and back yards.

- Does my home include a garage?
- Yes. Each home has a two car garage with remote access. You are also free to park in your private driveway.

- What does the kitchen include?
- Every home has a full kitchen including cooking and eating utensils, full refrigerator with freezer, dishwasher, microwave, coffee maker, iron and board, and toaster. There is also a standard set of wash cloths and dish towels.

- Yes, all homes are equipped with a full size washer and dryer.

- What do I need to bring with me for the home?
- All Tangerine Suites™ homes are nicely furnished and equipped to ensure that your stay is a pleasant one. All homes include the following:
*All linens, towels, bedding, and pillows
*Private and optionally heated screened-in pools
*Cable TV and VCR and/or DVD
*2 car Garage and private driveway
*Air conditioning
*Private phone lines
*Full washer and dryer
*Arrival soap, shampoo, and tissues
*fully equipped kitchen with cooking and eating utensils, stove, range, full refrigerator with freezer, microwave, dishwasher, coffee maker, iron and board, toaster, dish cloths and towels.

- Are the properties cleaned daily?
- No, each property is thoroughly cleaned before your arrival and after your departure. You can request mid-stay cleans for an additional charge.

- Where are these homes located?
- All of our homes are located in the exclusive Highlands Reserve neighborhood just off of I-27 between Highway 192 and I-4. We are a short 15 minute drive to the Disney World property.

- Tell me more about the Highlands Reserve neighborhood.
- Highlands Reserve is a select neighborhood of executive 3, 4, 5 and 6 bedroom vacation homes near Orlando. The Highlands community includes landscaped common areas, a championship 18-hole golf course, a driving range and clubhouse, and a community tennis court. The Highlands neighborhood also offers a kids tot-lot play area, community pool and cabana, and areas for nature walks. Just off of I-27, Highlands is closely situated to a variety of restaurants and shopping areas. With a combination of owner occupied and vacation rental properties, this exclusive sub-division is an ideal vacation spot for families and is one of the most popular areas for rentals.

Reservations
- What time is Check-in and Check-out?
- Check-in is after 4:00 pm. Check-out is before 10:00 am. Early check-in or late check-out may be requested 24 hours prior to arrival or departure. There will be a $30 + tax charge for early check-in or late check-out. This request can only be granted if the there is no reservation prior to arrival or departure.

- What do I do when I am ready to Check-out?
- You simply lock up the house and bring the keys/keycard back to our 24 hour Welcome Center.

- Where do I pick up my key?
- Keys to your home will be available at the IPG Welcome Center which is open 24 hours a day/7 days a week. Our building is located on the west end of US 192 just before the Hwy 27 Bridge. Look for a Blue and Yellow building opposite Publix Supermarket.

Directions from Orlando International Airport

Make a right onto the local road. Take "Toll Road" 528 Beeline
Expressway West. Continue on this road for 10.7 miles. Merge to I -4
West. Stay on this Interstate for 8.2 miles. Leave I -4 West at Exit "64B".
This exit will take you straight to US -192 West. Continue (West)
on US -192 for 6.8 miles. The IPG / Best Western building is located on
your left hand side. Look for the Blue/Yellow building opposite Publix
supermarket and before the Hwy 27 Bridge.
FROM MIAMI:

Take the Florida Turnpike North heading to Kissimmee. Take Exit 246
(Osceola Parkway) Turn Left onto Osceola Parkway heading west and
continue to Animal Kingdom Lodge, at the traffic light turn left. Follow
road for 1.3 miles to next traffic light. Turn right onto US -192 and
follow the road for 4.6 miles. The IPG / Best Western building is
located on your left hand side. Look for the Blue/Yellow building
opposite Publix supermarket and before the Hwy 27 Bridge.
FROM SANFORD INTERNATIONAL AIRPORT:

As you leave Sanford Airport, you must follow signs for the 417 Central
Florida Greenway & Orlando. Proceed 3 miles to the second traffic light,
immediately before the overpass. Go under the overpass and turn
immediately left. Proceed to the next traffic light. Take "Toll Road"
(be prepared for 5 tolls totaling $4.50) 417 Central Florida Greenway
South. Stay on this highway for 20 miles. Leave 417 at Exit # 3 (Osceola
Parkway). Turn right onto Osceola Parkway and continue to Animal Kingdom
Lodge, at the traffic light turn left. Follow road for 1.3 miles to next
traffic light. Turn right onto US -192 and follow the road for 4.6 miles.

192 West. Turn right onto US -192 and follow the road for 4.6 miles. The
IPG/Best Western building is located on your left hand side. Look for
the Blue/Yellow building opposite Publix supermarket and before the Hwy
27 Bridge.

- What are your office hours?
- Our Welcome Center offers 24 hour a day/7 days a week service. Additionally, when you get to your home, you will receive a Welcome Package which includes information on how to contact the caretaker of your property.

- What is your change/cancellation policy?
- When making your reservation, we require 25% of your rental cost. This charge is fully refundable up to 30 days prior to your arrival. The remaining balance is processed 29 days prior to check-in and is non-refundable at that point. If you would like to make a change to your booking (add pool heat, rent a crib, etc.), simply go to your online booking and add amenities up to 5 days before your arrival. If you are within 5 days of your arrival, contact our reservationist at 1-800-571-2410 and we’ll do our best to make it right!

- How do I receive my confirmation and arrival information?
- Upon receiving your reservation deposit, confirmation and arrival instructions will be sent via email, unless email is unavailable. To make certain you receive these e-mails, please adjust your spam filter to add the domain tangerinesuites.com to your list of accepted email addresses. You should receive a reservation confirmation within 24 hours of making your reservation. After we charge your final payment, a second email with final confirmation and arrival instructions will be sent twenty-nine days prior to your arrival. If you have not received these e-mails and you have adjusted your spam filters, please contact our reservationist at 1-800-571-2410.

With our online reservation system you can select your home based on availability, number of bedrooms, and amenities. You can see information on any home including photos, detailed property information, and virtual tours.
After you have completed your reservation, you will receive a confirmation e-mail within 24 hours. This e-mail will provide you with detailed information on your reservation, directions to your home and our Welcome Center, and helpful facts about local attractions and services.

- How close are the homes to Disney World?
- All of our homes are located within a 15 minute drive to the Disney property.

- Can you tell me more about Highlands Reserve golf course?
- Highlands Reserve golf course is a top-tier public course which is known to be one of the premier courses in the Orlando area. The par 72 golf course is a championship Mike Dasher design with pine tree lined fairways, open spacious fairways, and citrus trees scattered throughout. Highlands offers a challenging day of golf, a value-for-money driving range, a clubhouse with a pro-shop and a restaurant/bar.
